UNDER CONSTRUCTION

The adaptive reuse of a former boot factory into a collection of contemporary commercial tenancies, with the landscape focused on creating a shared destination capable of attracting high-quality tenants within a dense urban setting. Positioned at first-floor level, a communal garden and café pavilion provide flexible space for informal meetings, breakout areas and everyday use. Suspended between existing brick buildings, the garden is designed as a rambling planted retreat, making the most of a structure-built environment and relatively shallow soil volumes to create a sense of immersion and escape. A robust steel framework supports climbing plants overhead, allowing the landscape to gradually envelop the space over time. The material palette draws on Collingwood's industrial character, referencing the surrounding tapestry of weathered steel, mesh and perforated elements while remaining distinctly contemporary.
